Trude Real Estate can give you an estimated value we feel your Property will bring on the market. This is a valuation of your home or land but it is not a formal appraisal such as the banks or lending institutions would require from you to loan monies.
The valuation is based on a combination of what it would cost to build your home with today's building costs as well as comparing your home to other properties that have recently sold that are similar in size and where possible location. Consideration is also given to how nicely the property has been landscaped and furnished.
Selling Your Home or Land
We can list your land on our website, advertise in the local papers as well as the Property Guide and promote your property with our existing client?le. If the property is sold to a non-belonger, we would work with the non-belongers to guide them in completing the purchase, including obtaining the non-belonger's license.
There is a great demand at this time for land to build on in the BVI. Before you can sell however, you need to ensure there is road access to the property that is undisputed and that you can show clients the actual boundaries of the property. In most cases, if the boundaries are not demarcated, you would need to be prepared to hire someone to peg out the land for serious purchasers. The most desirable land is land that is not too steep or is very near waterfront. Good breezes and views are very important as well.
We can assess your home in terms of its readiness for sale. Properties that are well maintained and clean are most desirable. In many cases, there are opportunities to update furnishings or finishing that could greatly enhance your Property's value on the sales market. We can suggest areas of possible improvement for your consideration.
